Positioned just off the Upper Patio, a wall of French doors opens to the outdoors, bringing in natural light and ocean views and allowing the space to flow easily between inside and out.

The living area offers comfortable seating for conversation or relaxed evenings, while the dining space provides a central place to gather for meals, games, or a slower start to the day. A large television anchors the room for unwinding at night.

The kitchen is fully integrated into the space, making it easy to cook, serve, and stay part of the moment. It includes a full-size refrigerator, oven, dishwasher, microwave, coffee maker, and all essential cookware, dishes, and serving pieces. A separate bar seating area creates a natural place to gather while meals are being prepared, while the island provides generous prep space.

With vaulted ceilings and an open layout, the room feels open and inviting, designed for both gathering and everyday living. A nearby powder bath adds convenience, keeping everything you need within easy reach.

The Parlor is a thoughtfully designed sitting room just off the downstairs bedrooms, offering a quiet space to read and relax. With comfortable seating, a small desk that doubles as a vanity, and layered textures throughout, it feels both functional and inviting.

This Jack & Jill bathroom connects Sunrise and Reef Retreat, offering a full bath with a tub and shower combination, a spacious vanity, and a large linen closet for easy storage during your stay.

The vaulted ceiling adds height and light, making the space feel open without losing its function. The layout allows for privacy between the two bedrooms while still being easy to share.

Designed for both beauty and functionality, this full bathroom features a thoughtful layout that makes sharing feel easy and comfortable. Two full vanities offer plenty of space to get ready, along with a third dedicated vanity area complete with a mirror, lighting, and outlet.

A separate water closet and shower area provide added privacy, allowing multiple people to use the space at the same time with ease.

Guests are provided with plush bath towels, beach towels, and essential amenities including shampoo, conditioner, body wash, and face wash — everything you need to settle in and wind down at the end of the day.

Just outside the Great Room and the upstairs King Retreats, the Upper Patio feels completely private, with no neighboring homes in sight. A large dining table invites everyone to gather for long, shared meals, while lounge seating creates a space to relax throughout the day.

From here, you look out toward the French side of St. Martin, where the lights begin to glow in the distance as evening settles in. With the constant sound of the sea moving over the reef, this becomes one of the most lived-in spaces at Villa Bénie.

With ocean views toward St. Martin and the occasional glimpse of St. Barths on clear days, the space feels peaceful and quiet.

The Point is your front-row, oceanfront stretch of sand designed for slow mornings and long, sunlit afternoons. Chaise lounges and umbrellas create a private place to settle in and take in the view.

Sunrise happens right in front of you here — stunning light rising over the water as the sea moves over the reef. It's quiet, beautiful, and completely uninterrupted.

Throughout the day, The Point becomes your place to unwind — whether you're reading, sunbathing, sipping your favorite cocktail, or simply listening to the sound of the ocean. With nothing but water and sky ahead, it feels entirely your own.

Just steps down from The Point, the dock offers direct ocean access and one of the most beautiful waterfront views at Villa Bénie. Adirondack chairs sit at the edge, perfectly positioned for sunrise — arguably the best seat on the property to watch the day begin over the water.

A ladder provides easy entry into the sea for swimming, floating, paddleboarding, or snorkeling, with sea turtles often passing through. From here, you'll take in sweeping views of St. Martin, with Saba and St. Barths visible on clear days.
